01 Why turnaround is a budget line
A hotel running 3 PAR is one delayed cycle away from stripping beds that aren't due for a change. Outsourcing adds transit to the loop, so most properties carry 4 PAR or more — capital sitting in a cupboard instead of working.
The lever isn't the per-kilo rate. It's how quickly the same linen comes back. That is the number we design the route around.
| Measure | Figure | What it does to your operation |
|---|---|---|
| Linen per occupied room | 3 – 5 kg / day | Sets your daily volume, route frequency and price band. |
| PAR level, outsourced | 4+ vs 3 in-house | Each extra PAR is stock you buy, store and eventually retire. |
| Turnaround benchmark | 24 hours | Miss it consistently and housekeeping starts borrowing from tomorrow. |
| Usable wash life | 150 – 250 cycles | Bad chemistry and over-drying shorten it quietly, then all at once. |
Figures reflect common industry planning ranges for mid-market and boutique properties. We size your actual lot from your count sheet, not a formula.
02 What we launder
Hotel linen only works as one system. A perfect bedsheet and a grey bath towel still read as a tired room, so we process the whole property on programs built for each fabric.
Sheets, duvet covers, pillowcases, bed runners. Flatwork ironed, folded to your room standard, stacked by floor on request.
Cotton · poly-cotton · linenBath towels, hand towels, face cloths, bath mats, pool towels. Low-alkali program to protect pile and absorbency.
White · coloured · poolTablecloths, napkins, banquet cloths, skirting. Stains treated by type before washing; no chlorine on coloured cloth.
Banquet · restaurant · barKept separate from guest linen on a heavier soil program. Collar, cuff and button check before packing.
Kitchen · front office · housekeepingRobes, treatment linen and soft goods. Packed by treatment room so the spa doesn't re-sort what we just folded.
Robes · wraps · treatment bedsGuest dry cleaning, leather and heavily beaded items we don't take. If we can't do something well, we'll say so before you send it.
03 The loop
Your housekeeping team shouldn't have to chase a laundry. Each handoff is timed, counted and signed, so a discrepancy is caught the same day instead of at month-end.
Weighed and counted at your door, in front of your staff. Signed sheet and a photo of the lot before it leaves.
Stains classified — ink, oil, wine, rust, blood — and treated by type. Damaged pieces pulled before they hit the wash.
Programmed by fabric and soil level. Flatwork ironed, terry tumble-finished, uniforms pressed on hangers.
Camera check at the folding line, human re-check on anything flagged. Packed by item type and floor.
Dropped into your linen room, counted again, signed off. Dashboard updated before the van leaves the gate.
04 Quality control
Chemicals get most of the attention. Most complaints come from what nobody looked at — a stain that set in the dryer, a tear that becomes a 2am call to housekeeping.
AI-assisted, human-decided. The camera narrows 400 pieces down to five; a person decides what happens to those five.
What happens to a flagged piece
One re-wash on a stronger program. Still visible: retired and credited.
Pulled from circulation with a photo. No patched linen goes back on a bed.
Flagged for replacement planning, still returned to service.
Sample view. Your dashboard shows only your property's lots.
05 Tracking
Log in once and you'll see what we collected, what's in the wash, what's on the van, and when it lands. Counts, weights and flags stay attached to the lot — so a missing pillowcase is a line item, not an argument.
06 Pricing
Linen mix and route density decide the rate, so we quote after one visit rather than publish a number that doesn't apply to you. What we won't do is bury delivery, fuel or handling in the fine print.
One floor or one outlet, processed on the standard route so you can compare it with what you run now.
Scheduled five to six days a week, for single-property hotels and serviced apartments with a daily linen cycle.
For groups, resorts and management companies running several linen rooms.
No line items you didn't agree to.
The honest trial
Most laundry decisions get made by a housekeeping manager with a stopwatch, not a procurement deck. Send us one floor's linen for 14 days and compare it against what you run now — same rooms, same occupancy, same week.
Book the trialWe'll need: room count, current linen volume, and a gate code.
07 Questions we actually get
One route stop. Most properties start around 60–80 kg a day. If you're smaller than that, we'll tell you honestly whether the route works — a bad stop costs us both money.
No lock-in for the first eight weeks. After that it's a rolling monthly agreement with 30 days' notice. Multi-property groups usually prefer an annual rate, but it isn't a condition.
Both counts happen in front of your staff and are signed. Any difference is logged in the dashboard the same day and credited on the next invoice. Repeated losses trigger a route review, not a form letter.
We reimburse at replacement cost, depreciated by wash life, against the count sheet. Items that reach end of life are flagged with a photo so you can retire them deliberately instead of discovering it during turndown.
Industrial detergents, dispensed and dosed per program. Low-alkali for terry, oxygen bleach for whites, no chlorine on coloured F&B linen, and a soft-finish rinse on guest-facing items. Safety data sheets are shared before your first pickup.
Yes. This is a laundry service, not a linen-hire contract. You keep ownership, we process what you send. If you want help auditing your PAR before committing, we'll do that too.
We reserve capacity for contracted properties before taking ad-hoc work. Tell us your peak weeks at signing, and the route is planned around them rather than around whoever calls last.
Routes start inside the city and reach outward as density allows — the ring road, Mandore side and the highway corridor first. If you are further out, send your pin code with the enquiry and we will tell you honestly whether a stop works.
08 Get a quote
One visit is usually enough to quote. Send the form and we reply with a route slot and a per-kg band — normally within 2–3 business days.
